Why is my house not selling? The 3 warning signs and how to fix them

Your house isn’t unlucky. It’s telling you something. How it stalls points straight to the fix: no showings, showings with no offers, or offers that fall apart.

72,643

Ontario homes for sale right now, 39.8% more than usual for September. Yours has to beat them.

The short answer

  • No showings? It’s price, photos or marketing. Buyers skip your listing online.
  • Showings but no offers? It’s usually condition. Buyers want turnkey homes and pick the one next door.
  • Offers that fall apart? It’s financing, the appraisal or the inspection.
  • Sometimes a price cut is the answer. Sometimes the house needs updates. We can fund the renovation and you pay at closing, or buy it as-is.

Is it my house, or is it the market?

Partly the market. At the end of September 2026, Ontario had 72,643 homes for sale. That’s 39.8% above the 10-year average for the month (CREA / OREA).

There were 5.4 months of inventory, against a long-run average of 3.4. Buyers have choice, and they use it.

But if homes on your street are selling and yours isn’t, the problem is the house or the listing. See Ontario’s buyer’s market explained for the bigger picture.

Why won’t my house sell? Match your symptom

Look at what has actually happened since you listed. How many showings? What feedback? Any offers? Then find your row.

No showings? It’s price, photos or marketing

Almost every buyer starts online. If nobody books a showing, they’re passing on your listing before they ever walk in. The house itself may be fine.

Start with price. Buyers search in price bands. If you’re above the comparables, you show up next to better homes and look like poor value.

  • Price: compare with sold prices from the last 90 days, not other asking prices.
  • Photos: bright, professional, decluttered. The first photo does most of the work.
  • Description: room sizes, updates with years, a floor plan.
  • Exposure: on the MLS® and the big portals, with the right property type.

Sometimes a price cut is the answer

If the house is in good shape and simply priced too high, a renovation won’t fix it. One real price cut, made early, beats a string of small ones made late.

Lots of showings but no offers? It’s usually condition

Your price and marketing got buyers in the door. Something inside sent them away. Most of the time, that’s condition.

Buyers today want turnkey homes. Dated kitchens, worn floors, old windows and visible repairs all look like work and cost. Many buyers have no cash left after closing, so they pick the house that’s already done.

Ask your agent for every piece of showing feedback, word for word. If the same things keep coming up, that’s your list. More in should I renovate or sell as-is?

Why do offers on my house keep falling through?

Most buyers need a mortgage. Most offers depend on financing and a home inspection. That’s where deals die.

  • Inspection: the roof, foundation, wiring or water shows a problem. The buyer walks or asks for a big discount.
  • Appraisal: it comes in below your price, and the lender won’t cover the gap.
  • Qualifying: lenders test buyers at a higher rate than they’ll actually pay. Some pre-approved buyers still fall short. See why buyer mortgages fall through.

The fix for financing problems

Fix the item inspectors keep flagging. Or sell to a buyer who doesn’t need a mortgage. A direct sale has no financing condition.

My house isn’t selling. What are my options?

Once you know the cause, you have three real choices.

  • Re-price and relist. Best if the house is in good shape. It costs nothing upfront.
  • Renovate before selling, with no money down. We fund and manage the updates. You repay the cost plus a fee from the sale at closing. Terms are set per home. See renovate now, pay at closing.
  • Sell your house as-is. No repairs, no showings, no financing condition. See sell your house as-is in Ontario.

What makes a stalled listing worse?

Avoid these common mistakes:

  • Lots of tiny price cuts. Each one looks desperate and keeps you just behind the market.
  • Relisting with nothing changed. Buyers and agents can see the listing history.
  • A full renovation on a hunch. Big projects rarely pay back before a sale. Fix what buyers actually flag.
  • Waiting it out. Mortgage, tax, insurance and utilities keep running. On an empty house, that’s money gone.
