Selling in Ontario · Inherited or estate home
When you inherit a house, you often end up responsible for a property you never planned to own, sometimes far from where you live, sometimes full of a lifetime of belongings, and usually needing work. PrivateDeals buys inherited and estate homes as-is. We work with the estate trustee and the estate lawyer, we do not need the home cleared or repaired first, and we close on a date that fits the estate.

The estate trustee (executor) is usually the person who signs. If the estate needs a Certificate of Appointment of Estate Trustee (probate), most buyers and lenders will want it in place before closing. We can start the process while that is being sorted out.

Full of furniture, personal effects, and decades of belongings is fine. You do not need to empty it or clean it. We assess the property and the work it needs.

Usually within 24 to 48 hours of the walkthrough. The offer is to the estate, and the trustee decides whether it works for the beneficiaries.

If probate is still pending we can set a later closing or make the deal conditional on the certificate being issued. You can also leave the contents behind if that is written into the agreement.
Many Ontario estate sales cannot close until probate is granted, because a buyer’s lawyer needs to see that the trustee has authority to transfer title. An inherited property is generally received at its fair market value on the date of death, so capital gains tax applies only to the increase in value between that date and the sale. Clearing the home is often the biggest headache for an out-of-town family; a direct sale where the contents stay behind removes that job entirely. Your estate lawyer should confirm the specifics for your situation.
This page is general information, not legal or tax advice. An estate trustee should get advice from the estate lawyer and an accountant before selling, especially about probate and capital gains.
