Home Evaluation

How our free home evaluation works

Whether you are thinking about selling, refinancing, or just curious, a free home evaluation tells you roughly what your home is worth in today's Ontario market. PrivateDeals does free home evaluations across the province, with no obligation to sell.

1. Enter your address

Type your address above and confirm your home on the map. It takes less than a minute.

2. We review your market

We compare recent sales of similar homes nearby, your property type and size, and how quickly homes are selling in your area right now.

3. Get your evaluation

We send an estimated value range to your email. No cost, no obligation, and nobody showing up at your door.

What affects your home's value in Ontario

For context, the average Ontario home resold for $788,835 in August 2026 (CREA). Your home's value depends on how it compares with the homes that actually sold near you. These are the factors that move it most.

Location and neighbourhood

Proximity to schools, transit, highways and amenities is the biggest driver of value. Two identical houses a few kilometres apart can sell for very different prices.

Recent comparable sales

What similar homes on nearby streets sold for in the last few months is the strongest evidence of what buyers will pay for yours.

Size, layout and lot

Finished square footage, bedroom and bathroom count, parking, and lot size and shape all shape the buyer pool and the price.

Condition and updates

Updated kitchens, bathrooms, roofs, windows and mechanical systems add value. Deferred maintenance and needed repairs take it away, often by more than the repair cost itself.

Market timing

Interest rates, local inventory and the season all affect how many buyers are active and how competitive offers are. The same home can be worth more in a tight spring market than in a slow winter.

Property type

Detached homes, semis, townhomes, condos and multi-unit properties each have their own buyer pool. Condo fees, rental income and zoning all factor in.

Home evaluation or cash offer?

A home evaluation estimates what your home could sell for on the open market, after you list it, prepare it for showings, and negotiate with buyers. It is the right starting point if you plan to list with an agent or simply want to know your equity.

A cash offer is different: it is a firm price PrivateDeals will pay to buy your home as is. There are no repairs, no showings and no commissions, and you choose the closing date. A cash offer is usually below top-of-market value, but the gap narrows once you account for agent fees, repair costs, and months of carrying costs. It is a strong fit for homes that need work, inherited or estate properties, rentals with tenants, or anyone who needs certainty on timing.

You can do both. Start with a free evaluation, then see how our process works if you want to compare it against a firm cash number.
