Sell a House That Needs Repairs in Ontario

A house that needs real work is hard to list. Financed buyers struggle to get a mortgage on it, an inspection scares off the rest, and the repair quotes you would need to do first can run into tens of thousands of dollars. PrivateDeals buys homes that need work as-is. We are not getting a mortgage, so a bad inspection does not sink the deal, and the price we put in writing already accounts for the repairs.

How it works

01

Tell us what you know

You do not need quotes or an engineer’s report. Tell us what you are aware of, whether that is a leaking roof, a cracked foundation, knob-and-tube wiring, or fire damage.

02

One walkthrough

We look at the property as it is and assess the scope of work. This is for our pricing; it is not an inspection you have to pass.

03

Firm written offer

Usually within 24 to 48 hours. The repair cost is already in the number, so there is no holdback and no renegotiation.

04

Close and hand it over

You choose the date. We take on every repair after closing.

Why a damaged home is hard to finance

Most Ontario buyers need a mortgage, and a lender will not fund a home that is not safely habitable or that fails an appraisal because of major defects. That removes most of the buyer pool before you start. Sellers are still required to disclose latent defects they actually know about that make the home unsafe or unfit to live in, but a cash buyer who is planning to do the work anyway is far less concerned about what an inspection turns up. You are not obligated to complete repairs before selling.

General information, not legal advice. Ask your own lawyer about disclosure obligations for known defects.
