What you’re paying for

Commission

The biggest cost by far. It is set in your listing agreement as a percentage of the sale price, and it is usually shared between your agent and the buyer’s agent. Because it is a percentage, it grows with your home’s price.

HST on the commission

Ontario’s 13% HST is charged on top of the commission. Many sellers forget it until closing: on a $30,000 commission it adds $3,900.

Lawyer and closing costs

Your real estate lawyer handles the closing documents and pays out the sale funds. Fees vary by firm, so get a quote up front.

Costs you don’t pay as an Ontario seller

  • Land transfer tax. Paid by the buyer, including Toronto’s municipal land transfer tax.
  • HST on the sale price. The sale of a used residential home is generally HST-exempt. New builds and substantially renovated homes can be different.

How to keep more of your money

  • Negotiate the commission. There is no standard rate in Ontario. Compare agents on the dollar amount, not the percentage.
  • Ask how the commission is split between your agent and the buyer’s agent, and what is included.
  • Compare a direct offer. Selling directly to a buyer like Private Deals means no commission and no HST on commission. The break-even offer in the calculator shows the number that leaves you even. Read the full realtor vs Private Deals comparison, or get a no-commission offer.
