How the buyers list works

How rental cash flow is calculated

  1. Rent collected: gross rent minus a vacancy allowance.
  2. Net operating income (NOI): rent collected minus property tax, insurance, other costs and any management fee.
  3. Cash flow: NOI minus your mortgage payments.

Example: a $750,000 home with 20% down at 4.5%, renting for $3,500 a month, has an NOI of about $30,240 a year and mortgage payments of $39,850, so cash flow is about −$9,610 a year. Plenty of Ontario rentals only cash flow with a larger down payment or higher rent, which is exactly what this calculator helps you test.

Ontario rules that affect your numbers

  • Down payment. Plan on 20% if you won’t live there. Living in one unit lowers it: the regular minimum for 1–2 units, at least 10% for 3–4 units.
  • Rent increases. Most units can go up once every 12 months by the provincial guideline (2.1% for 2026). Units first occupied after November 15, 2018 are exempt from the guideline.
  • Existing tenants stay. Buying a tenanted property doesn’t end the lease: you take over the current rent and the tenant’s rights under the Residential Tenancies Act. Underwrite on the rent actually being paid.
  • Property tax. Rates vary by municipality, so use the actual tax bill from the listing rather than an average.
