Can’t Sell Your House in Cambridge?

Your Cambridge house has been listed for months. There were showings, maybe an offer or two, and then the deal fell apart on financing or the home inspection. Here is why that happens in Galt, Preston and Hespeler, what you can still try, and when selling to us directly is the better call.

No commissions or fees

Written offer in 24–48 hours

Close in 7 days to 6 months

How it works

01

Tell us what went wrong

Send the address, the condition, and what has happened so far. If an inspection report or a collapsed offer scared buyers off, share it. It helps us price the house properly, not lower.

02

A firm offer in 24 to 48 hours

After a short walkthrough we put a number in writing. There is no financing condition and no inspection condition, so it can’t fall apart the way your last offer did.

03

Check your listing agreement

If you are still listed with an agent, read the expiry date and the holdover clause before you accept any offer. We are happy to wait until your listing ends so you don’t owe commission twice.

04

Close on your date

Seven days or a few months out, whichever works. Your lawyer handles the paperwork and pays out the mortgage from the sale proceeds.

Why houses stall in Cambridge

A well-priced Cambridge home in decent shape usually sells within weeks, not months. If yours has been sitting a lot longer than that, something specific is usually in the way. In Galt, older and heritage homes often turn up foundation, wiring or roof problems at inspection, and buyers walk. Homes near the Grand River can sit in a regulated floodplain, which makes insurance and financing harder for anyone buying with a mortgage. And sometimes it is simply the price: a buyer’s lender won’t approve a mortgage for more than the house appraises for. A cash sale gets around the financing and inspection problems. It won’t get you top retail price, and we will tell you plainly if listing again with a lower price is the better move for you.

Listing instead? On the average Ontario home, a realtor costs about $35,655.

Commission at 4% plus 13% HST. See the number for your home’s price.
